New septic tanks regulations are now in force – does this affect your tank?

New regulations regarding septic tanks came into force at the start of this year. Does this affect your tank?

The regulation and its impact

The regulation states that if you have a septic tank which discharges directly to surface water, such as a river, you will need to replace or upgrade the sewage treatment system by 1st January 2020, or if you sell your property before then it’ll have to be replaced before you move.

You may even have to replace the tank before then if the environmental agency finds that your septic tank is causing pollution where it discharges into surface water. This usually has to be done within 1 year of investigation – so it’s best to make a plan of action.

You must also have your tank repaired or replaced if it’s not in good working order, for example, it has leaks, cracks or a failed electric supply to name a few.

A long term solution is to replace your septic tank with a small sewage treatment plant is what we tend to recommend. A small sewage treatment plant (also known as a package treatment plant) uses mechanical parts to treat the liquid so it’s clean enough to go into a river or stream – therefore fitting these new regulations. Small sewage treatment plants are the most cost-effective and long-lasting solutions.

Whatever solution you choose for your land make sure it is done to the proper standards of installation and has the right capacity for your needs, and how many people your land is catering for.

As well as replacing your tank, you must also get your tank de-sludged before it exceeds maximum capacity, to this requires the removal of built-up sludge in your sewage treatment plant. As a minimum, you should have your treatment system de-sludged once a year or in line with the manufacturer’s instructions.
